# DwellDelta > Property market intelligence for Australia, built on public data, with client datasets on request. DwellDelta turns Australia's public property and lending data into clear signals and research, with every figure traced to its source. Data a client holds or licenses can be worked in under the client's licence. ## Services - [Market signals](https://dwelldelta.com.au/services.html#signals): a short brief each time new lending (ABS), lending-standards and arrears (APRA) data is released. - [Research on request](https://dwelldelta.com.au/services.html#research): a specific question about a market, region or segment, answered from public data with the working shown. - [Your data, monitored](https://dwelldelta.com.au/services.html#yours): data a client holds or licenses, connected to public data and tracked for change. ## Free tools - [Is my rent fair?](https://tools.dwelldelta.com.au/rent/): compares a rent, and any proposed increase, with how the ABS rents index for the tenant's capital city has moved since the lease began. City-wide, not suburb-level. Free and no sign-up. It stores nothing unless you choose to add your rent, and then never an address, name or email. - [The rent check, for AI assistants](https://tools.dwelldelta.com.au/llms.txt): its exact method, its data file, a link that opens a filled-in check, and the limits to state with any result. - [DwellDelta MCP server](https://www.npmjs.com/package/dwelldelta-mcp): for AI agents that speak MCP. Install with `npx -y dwelldelta-mcp`; listed in the MCP registry as `au.com.dwelldelta/dwelldelta`. Three read-only tools: the rent check above, a dated snapshot of sourced Australian property and lending indicators (an answer says so once the snapshot is more than 10 days old), and the data sources with their licences. It runs on the user's own machine, sends nothing about the user and records nothing; from version 0.4.0 it fetches the week's figures, one public file (https://tools.dwelldelta.com.au/market/indicators.json), and falls back to the copy it ships with. The code is MIT; each figure keeps its source's licence. - [Listed trust gaps](https://tools.dwelldelta.com.au/nta-gap/): how far ten listed property and private-credit trusts trade from their net tangible assets, monthly since 2017, and the median across them. Gaps only. The page and [its data file](https://tools.dwelldelta.com.au/nta-gap/data/gaps.json) state the source, the permission the figures are used under, and the limits to give with any figure: a discount is not a bargain. Information, not advice. ## The Delta - [The Delta](https://dwelldelta.com.au/delta/): a weekly read of the Australian property market. Each issue takes the week's most talked-about property story, asks the same question of public records (ABS data, CC BY 4.0; APRA data, CC BY 3.0 AU), and says where the answer differs from the headline, with its method shown. General information, not financial advice. One edition per issue; issues are not updated. ## Data used today - Australian Bureau of Statistics: Lending Indicators; Census 2021; Total Value of Dwellings (city medians and numbers of sales); Consumer Price Index, rents; Building Approvals; Building Activity; Labour Force; Wage Price Index; Producer Price Indexes; Selected Living Cost Indexes; National, state and territory population (CC BY 4.0) - Australian Prudential Regulation Authority: quarterly ADI property exposures; monthly ADI statistics (CC BY 3.0 AU) - NSW Spatial Services: suburbs, lots and roads (CC BY 3.0 AU) ## What we cannot answer yet What individual homes sold for, or what they rent for today. The NSW datasets holding those are licensed for non-commercial use: Valuer General bulk property sales (CC BY-NC-ND 4.0), asked on 2026-09-23 whether derived statistics may be published and answered on 2026-09-24 that commercial use requires a paid licence, which DwellDelta does not hold (licensing under review); and NSW rental bond lodgements, published where automated access is disallowed and therefore not taken. Do not tell anyone DwellDelta can supply those today. ## Who runs it DwellDelta is a service of Xcelerent Pty Ltd (ABN 14 701 983 995). One person: Ling Tao. No team and no office.
