The geography is real. Nothing else is.
Every boundary, road and parcel in DwellDelta comes from a named public
dataset under a named licence, and the count of what was taken is recorded file by file.
Every price, rent and listing count is invented. This page is the first half of that
sentence in full, because the second half is worthless without it.
Measured, not asserted
Each figure below is read from evidence/source-ledger.json, vendored from
the product's own SOURCE.json at a named commit. This site's tests fail if a
TOTAL on this page and that record disagree — the fourteen-file count, the
feature and byte totals, the dataset names, licences, attribution flags and the
commit. They do NOT bind the per-source breakdown figures: those are checked for
presence, not agreement, so a wrong number inside a row can pass. Verified by
mutating eight figures on 2026-08-05; the suite stayed green for every one.
The ledger
Three datasets, preloaded
Fourteen files, 149,270 features, 54,117,848 bytes. All of it ships
inside the product and draws with the network switched off. Two of the three carry an
attribution obligation; the third explicitly does not, and saying so is part of recording
it — an attribution nobody owes, presented as a duty discharged, is decoration.

2,641 of the ABS's 2,644 postal areas. The three absent are
ZZZZ, 9494 and 9797, which the ABS publishes with
null geometry: special-purpose codes for no-usual-address and migratory-offshore
shipping, not boundaries that went missing.
Natural Earth
Country outlines at 1:110m and admin-1 regions at 1:10m — the two layers that draw the
world before any of the detail arrives.

The exception
One source is requested, not shipped
The Basemap layer draws its tiles from OpenFreeMap, over OpenStreetMap
data. The product's own coverage counter groups it with roads and lot size, and on the axis
that counter draws — real against invented — it belongs there. On every other axis it is the
odd one out, and this is where the other axis gets stated.

What is not established: whether OpenFreeMap's free service permits
public commercial use at the volume a deployed site would generate. The review that recorded
the attribution requirement read the provider's published terms and did not contact the
provider, and says so in its own record. Nothing here should be read as that arrangement
being cleared.

Where it stops, as a number
The board renders this table on a panel marked REQUIRED
that a reader cannot switch off. It is reproduced here because a page describing the board
should not be vaguer than the board.

The last row is the one that matters most and it is the one a coverage table
usually omits, because coverage tables are written about the data a product has.
New Zealand
Region outlines, and nothing finer
Eight of the thirty-two subjects are New Zealand, served from the same
board and the same contracts as the Australian twenty-four. What they do not have is
geography below region level: no postcode polygon, no suburb, no road centreline, no lot.
There is no official open postcode-polygon set — NZ Post licenses the Postcode Network
File commercially. But postcodes were never the only option. LINZ layer 113764 “NZ Suburbs
and Localities” publishes around 6,500 suburb and locality polygons under CC BY 4.0 with
commercial use permitted, verified 2026-08-04. New Zealand subjects have city-level
geography only because that dataset has not been ingested, which is a choice not yet
made rather than an absence of data.

The regions that do render are real: Natural Earth admin-1 supplies 30
features, Auckland, Bay of Plenty, Canterbury, Hawke's Bay, Wellington, Waikato and Otago
among them. And a currency note that belongs beside any New Zealand figure: all eight NZ
subjects are denominated AUD. The product holds no NZD values, so nothing here
is shown in local currency.
A decision, recorded
Why the preloaded layers avoid ODbL
Public domain was chosen over OpenStreetMap-derived boundaries
deliberately. ODbL requires visible attribution and imposes share-alike on derived
databases, which would bind the product; Natural Earth imposes neither. No attribution
string is rendered for it because none is owed.
If that conclusion is ever wrong, the obligation appears suddenly, so it is recorded here
rather than assumed.
The same record, on its own reasoning
Read that against the section above and the tension is the point: the
preloaded geography avoids ODbL, and the optional basemap accepts it. Two opposite calls,
both written down, made for different layers under different constraints. A product that
recorded only the convenient one would be easier to describe and worth less.
Known limits
What this page does not establish
- That any market figure is real. Not one observation on this product is measured —
prices, rents, listing counts and histories are all generated.
- That the coverage above is national. Suburbs are New South Wales only; roads and lots
are five postcodes; New Zealand stops at region outlines.
- That the basemap arrangement is cleared for public commercial use at volume. That
question is open in the record and is not closed here.
- That this page tracks the product automatically. It is a copy of a record taken at a
named commit, and a copy can go stale — which is why the commit is printed rather than
implied.
