What we cannot answer yet

We work from public data we are licensed to use for this. That covers lending, lending standards, arrears, credit, the 2021 Census and suburb geography. It does not cover what individual homes sold for, or what they rent for today: the NSW datasets that hold those are licensed for non-commercial use only.

We asked the NSW Valuer General on 23 September 2026 whether we may publish statistics derived from the sales data, and it answered on 24 September 2026: the data may be analysed for non-commercial purposes, and commercial use requires a paid licence, which we do not hold. Its licensing is under review, and we have asked that the review consider aggregate statistics. We will say here if that changes.
